Who Are We Looking For?
Hartizen Homes is seeking an experienced Director of Land Acquisition to join our growing team. This critical role is responsible for identifying, evaluating, negotiating, and securing land parcels suitable for residential homebuilding. The ideal candidate will have strong entitlement experience, with a proven track record of successfully navigating the complex approval processes in Florida to bring raw or partially developed land to a "shovel-ready" state.

You will play a key role in supporting our continued growth by building a robust land pipeline that aligns with Hartizen Homes' product types, pricing strategy, and market demands.


Primary Responsibilities

  • Identify and source land acquisition opportunities through broker networks, direct landowner outreach, market research, and off-market deals in target growth corridors.
  • Conduct thorough due diligence on prospective sites, including title review, environmental assessments, soil reports, utility availability, and market feasibility studies.
  • Participate with the entitlement team in efforts from initial concept through final approvals, including rezoning, comprehensive plan amendments, preliminary plats, site plans, and all necessary permits.
  • Manage relationships with municipal staff, planning commissions, county commissions, regulatory agencies, and community stakeholders to secure favorable approvals.
  • Negotiate purchase and sale agreements, option contracts, and joint venture agreements.
  • Collaborate closely with internal teams (Development, Construction, Sales, Marketing, and Finance) to ensure acquired land meets design, cost, and timeline targets.
  • Maintain detailed pipeline reports, tracking deals in process, probability of success, and projected closing dates.
  • Stay current on local market trends, zoning changes, growth management plans, and regulatory shifts in Central Florida.
  • Manage external consultants including civil engineers, land planners, surveyors, environmental specialists, and legal counsel.

Position Requirements

  • Minimum 5 years of progressive land acquisition and entitlement experience in the residential homebuilding or land development industry (Florida experience strongly preferred).
  • Proven strong entitlement track record , must have successfully entitled multiple projects involving rezoning, density increases, or complex approvals.
  • Deep knowledge of Florida growth management regulations, comprehensive planning, concurrency requirements, environmental regulations (wetlands, endangered species, etc.), and local government processes.
  • Experience negotiating land deals and structuring creative acquisition strategies (options, joint ventures, seller financing, etc.).
  • Strong network of relationships with land brokers, owners, engineers, and municipal officials in Central Florida.
  • Excellent networking skills.
  • Strong ability to conduct market / submarket research.
  • Strong analytical and financial acumen - ability to underwrite deals and understand pro formas, development costs, and ROI.
  • Highly organized with the ability to manage multiple projects and deadlines simultaneously.
  • Collaborative team player who thrives in a fast-paced, entrepreneurial environment.
  • Proficiency in Microsoft Office, with experience using land pipeline/CRM software a plus.
