  • High School diploma or equivalent.
  • EPA (Type II) and/or HVAC, CPO Certifications (pool) required.
  • 3-5 years of experience in property management maintenance, building maintenance, or related trade.
  • Strong knowledge of federal fair housing laws and local housing regulations.
  • Proficient in Microsoft Word, Excel, and property tracking systems.
  • Exceptional organizational, communication, and interpersonal skills.
  • Ability to lead a team, delegate, and make effective decisions.
  • Strong technical skills in HVAC, plumbing, electrical, carpentry, pool maintenance, and general repairs.
  • Ability to lift/move 50+ lbs and perform physically demanding tasks.


Responsibilities:



  • Schedule, perform, and oversee preventative and routine maintenance.
  • Coordinate daily operations of the property's maintenance team.
  • Interview, hire, train, and manage maintenance staff.
  • Supervise daily workflow, assign tasks, monitor progress, and review performance.
  • Manage maintenance issues, repairs, and resident service requests promptly and professionally.
  • Perform inspections of apartments before and after move-in/move-out.
  • Ensure property cleanliness, safety, and compliance with all applicable laws and company standards.
  • Oversee vendor selection, contractor work, and maintenance budgets.
  • Purchase maintenance supplies while adhering to budget.
  • Respond to on-call emergencies, including snow removal if applicable.
  • Maintain key control systems, property records, and documentation.
  • Promote a quality living experience and excellent customer service for residents.
  • Participate in and ensure team members complete all required training programs.
