Gorman & Company is seeking an experienced Property Manager to lead Soluna, a 177-unit mixed-income community offering LIHTC, HOME, PBV, and market-rate housing. This is an opportunity to take ownership of a dynamic affordable housing community where strong leadership, operational excellence, and resident experience truly matter. What You'll Do

• Own the day-to-day operations and performance of a 177-unit affordable housing community

• Lead, coach, and support an on-site team to deliver strong service and results

• Manage the property budget, rent collections, and overall financial performance

• Ensure compliance with affordable housing programs and Fair Housing requirements

• Oversee leasing, resident relations, unit turns, and curb appeal

• Partner with maintenance and vendors to keep the community safe and well-maintained

What You Bring

• 3+ years of property management, leasing, or housing experience

• Leadership experience and confidence managing people and priorities

• Affordable housing experience (LIHTC, HOME, PBV) strongly preferred

• Strong communication, organization, and customer service skills

• Comfort working with budgets, reporting, and compliance requirements

• Valid drivers license & acceptable motor vehicle report

Compensation & Benefits

• Competitive salary starting at $60,000-$65,000/year!
