Summary

Manages and directs large scope and highly visible facility and capital building improvement projects. Researches and evaluates the appropriateness of projects, with or without the use of outside consultants, and provides technical consulting to the Director of Facility Workplace Management. Develops recommendations, determines the internal and external labor and budget resources necessary and implements solutions to complete approved projects within stated scope, schedule and funds allocated. Negotiates and contracts for services as needed. Responsible for ensuring that projects are in compliance with federal, state and local building regulations. Investigates and responds to unique and/or unexpected senior management requests.

Primary Duties and Responsibilities

  • Directs and coordinates the activities for major building construction from start to completion, and repair and expansion projects to include overseeing quality service, process improvements and measurement efforts.
  • Provides direction in the design and development of building projects, budgets, schedules and operating plans.
  • Accountable for projects being completed to satisfaction and within negotiated time frames.
  • Negotiates and contracts with outside commercial trade vendors to supplement Northwestern Mutual trades staff for projects under the incumbent's direction.
  • Functions as a liaison between the Company and outside vendors to effectively meet project demands and maintain cooperative working relationships.
  • Research new federal and local regulations with respect to their impact on the two-campus facilities operation.
  • Researches and recommends Company response to regulations ensuring that an appropriate level of compliance is maintained.
  • Ensures that projects maintain facilities within typical Class A building standards.
  • Coordinates the required support services of building trades (e.g., HVAC engineering, electrical, plumbing, carpentry), facility space design and relocation activities pertaining to major building and/or remodeling projects.
  • Serves as a liaison to city, county, state and federal agencies in order to acquire and maintain required building permits and licenses, and to assure that all building codes and safety regulations are followed.
  • Provides consulting advice on short- and long-range facility efforts that may include any aspect of construction as well as assist with existing energy management and environmental systems, e.g., fire, security, HVAC and lighting control systems.

Qualifications

  • Bachelor's degree in architecture, engineering or related field with 8 or more years of progressively responsible project management experience in the area of building engineering, construction (new or renovations), etc.; or an equivalent combination of education and work experience.
  • In-depth knowledge of the development of project budgets, building trades interrelationships and coordination of construction progression.
  • Proven adaptive problem solving, contract administration and communication skills.
  • Superior organizational and project management skills to include strong negotiation skills.
  • Must have demonstrated ability to listen and accurately understand project details and translate knowledge (verbally and in writing) so that it can be understood by lay people.
  • Must have specific knowledge and understanding of the creative, technical and contractual principles involved in the design and building process, and the skills to work with people to achieve equitable agreements without compromising these important principles.
  • Experience in a building contractor trade is desirable, e.g., electrician, HVAC engineer, etc.
  • Knowledgeable of and previous experience working with BIM is desirable

$76,650.00

Pay Range - End:

$142,350.00

Geographic Specific Pay Structure:

195 - Structure 110: 84,350.00 USD - 156,650.00 USD 195 - Structure 115: 88,130.00 USD - 163,670.00 USD
