A Brief Overview

Hunt Capital Partners ("HCP") specializes in the syndication of Federal and State Low-Income Housing, Historic and Solar Tax Credits. As a syndicator, HCP raises and invests corporate equity and monitors the construction, lease-up, and operational phases of the developments in which we invest. Since its inception in 2010, HCP has raised over $3.8 billion in tax credit equity in over 48 proprietary and multi-investor funds. HCP manages nearly 800 project partnerships representing over 80,000 homes in 48 states and territories. In recent years, HCP has entered into agreements with several developers where HCP may provide working capital lines of credit, predevelopment funds, and/or act as the project-level guarantor when developers' balance sheets are not sufficient to support the financial guarantees required for a transaction. As compensation for providing these services, HCP participates in the transaction as a Special Limited Partner (SLP) or Co-General Partner, receiving a portion of the developer fee, cash flow, and residual value of the property. HCP Property Holdings, a wholly owned subsidiary of HCP, is responsible for managing and overseeing HCP's general partner and special limited partner interests in these properties. The Vice President, Development Risk Management (DRM) for HCP Property Holdings will act as HCP's technical Owner's Representative, working alongside HCP's developer partners to ensure successful completion of affordable housing real estate development projects from design inception through construction while looking out for HCP's best interest as a participant in the transaction and guarantor.

What you will do



  • Reviews architectural, engineering, and environmental design and construction documents, including proposed schedules, contracts, and budgets, to confirm the viability of proposed projects.
  • Visits project sites and meets with the developer and other team members throughout design development to discuss development strategy, understand project goals, and confirm that projects, as proposed, align with HCP's interests.
  • Identifies areas where project drawings and specifications, budgets, or construction schedules are insufficient for project completion.
  • Provides recommendations on alternative materials, details, systems, or equipment and offers options that might improve the project, reduce costs, increase material life, or shorten the construction schedule.
  • Ensures that the developer and their team are properly managing submittals, reviews, and approvals/permitting required for construction.
  • Reviews details of draft construction contracts to ensure that limitations, exclusions, and value engineering measures are acceptable to HCP.
  • Reviews RFIs and submittals during construction for any significant impacts or changes to the project.
  • Participates in regularly scheduled Owner/Architect/Contractor (OAC) meetings and ensures meeting minutes are well kept and distributed to all parties. Accompanies the Architect and developer team on site visits to monitor construction progress and any issues.
  • Provides project status reports to HCP team members on a regular basis through completion.
  • Reviews all proposed change orders with the Architect and development team and provides recommendations to HCP team members for approval, denial or alternatives to proposed changes.
  • Reviews payment applications and provides recommendations to HCP team members for approval or adjustment.
  • Confirms that the General Contractor and developer team are properly coordinating with appropriate jurisdictions to meet conditions of approval from initial permitting through completion.
  • Participates with the Architect, General Contractor, and developer team on HCP's behalf to identify and confirm the proper completion of all punch list work.
  • Reviews construction closeout documentation including certificates of substantial completion, warranties and as-built drawings.
  • For stabilized assets where HCP has a GP or SLP interest, performs property evaluations to determine needed repairs to resolve life safety, code, and deferred maintenance issues at a property and provides cost projections for these capital expenses.
  • While the primary focus of this position will be performing the Owner's Representative role on HCP Property Holdings projects as detailed above, additional duties may include assisting the DRM group with tasks related to the HCP's LIHTC syndication pipeline, including review of third-party document and cost review and construction monitoring reports, site visits/progress checks of deals under construction and other engineering/construction reviews.
  • This position requires driving for the Company using either 1) a Company vehicle, at any frequency from Rarely to Constant; or, 2) a Personal or Rental vehicle to conduct Company business more than 50% of the time to perform work duties.


Qualifications



  • Bachelor's Degree Bachelor's Degree in Architecture, Mechanical, Structural or Civil Engineering, or Construction Management. Required
  • Licensed Architect, Professional Engineer ideal and/or have the ability to obtain a Professional Registration or Certification. Required
  • 10+ years Minimum 10 years' experience in Multi-Family Construction Management, Risk Management, Administration, Consulting, or related field. Required
  • Prior experience in the LIHTC industry in a similar role is required. Required
  • Key skills include real estate concepts, analysis, and strong organization and prioritization.
  • A strong interest in real estate investment and/or affordable housing.
  • Good client and public presentation skills; excellent oral and written communication skills essential.
  • Skilled at reading construction documents (drawings, specifications & engineering reports).
  • Capable of estimating construction costs and comprehending construction schedules.
  • Ability to travel, walk construction sites, climb scaffolding and ladders,
  • Work independently and without need for direction on project tasks.
  • Basic understanding of accessibility (ADA, UFAS & Fair Housing) design requirements.
  • Proficient in MS Office (Outlook, Excel, PowerPoint, Teams & Word).
  • DL NUMBER - Driver's License, Valid and in State Must have a current Driver's license in good standing and meet the driving records standards outlined in the Company Safe Vehicular Operations Policy. Required
  • Registered Architect (RA) Preferred
  • Professional Engineer (PE) License Preferred
