What this job involves - The Hard Services / Maintenance Manager will be both a strategic and tactical position to assist both the Sr. Operations Manager and Sr. Facility Manager in the management and operation of the properties as directed by the clients and in accordance with the standards and procedures of JLL. Our goal is to provide our pharmaceutical client with the highest level of client service available.

What is the day to day?

  • Primary responsibility is to manage the efficient planning, scheduling and maintenance of SOW services throughout the site.
  • Provide strategic direction for the above items. Ensure all JLL and client safety procedures are followed.
  • Understands the engineering design and operational aspects of building systems and equipment and ensure building systems.
  • Evaluate, in conjunction with Reliability Engineer and System Owners, the existing preventive maintenance scheduling intervals and work to maintain, update and improve the operational efficiency of the CMMS system.
  • Identify cost savings opportunities within the maintenance program while maintaining 100% uptime for critical areas.
  • Develop and maintain positive client relationship through due diligence and concise communications.
  • Develop strong partnerships with client and other departments through trust, actions and results.
  • Assist in reviewing and approving all work (job) plans when applicable.
  • Assist in or lead conflict resolutions pertaining to personnel.
  • Hold non-performers accountable through JLL Human Resources and Senior Management
  • Ensure employees are trained in pertinent procedures, safety principles and environmental regulations through Success Factors and Q-metis.
  • Monitor and review WO metrics, scheduling and preventive maintenance programs to ensure pre-determined standards are met.
  • Review and action all outstanding SLA gaps and drive innovation and process to maximize resources and results.
  • Interface with BMS Engineering department on construction activities such as tenant renovation and capital projects

Required Qualifications:

  • 6+ years of technical experience in all aspects of building engineering with a strong background in technical aspects of Planning and Scheduling, Stockroom Services and Contracted Services. Education will be considered in place of experience.
  • Strong knowledge of building systems including HVAC, electrical, plumbing, and life safety systems
  • Extensive building systems knowledge, preferably with CMMS, BAS and controls
  • Client service-oriented attitude
  • Proven leadership abilities with experience supervising maintenance staff
  • Excellent problem-solving skills with ability to diagnose and resolve complex maintenance issues
  • Proficiency with maintenance management software and Microsoft Office applications

Preferred Qualifications:

  • Hands on HVAC, electrical or mechanical experience
  • Familiarity working with local unions

Estimated total compensation for this position:

110,000.00 - 145,000.00 USD per year

The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
