POSITION SUMMARY:

The Maintenance Technician is responsible for performing routine and preventative maintenance across employee housing properties to ensure safe, clean, and functional living environments. Duties include completing work orders, assisting with unit turnovers, maintaining organized workspaces. The technician is expected to communicate professionally with residents and team members and to report any major issues or needs to the supervisor in a timely manner. All work must be performed in accordance with Winter Park policies and procedures, applicable laws (federal, state, and local), and all relevant health and sanitation codes.

WAGE:

The base hourly pay range below represents the low and high end of Winter Park Resorts hourly pay range for this position. Actual pay will vary and may be above or below the range based on various factors including but not limited to experience, education, training, location, merit system, quantity or quality of production, responsibilities, and regular and/or necessary travel. The range listed is just one component of Winter Park Resorts total compensation package for employees. Other rewards may include many region-specific benefits.

Hourly pay range: $21.00 - $25.00

ESSENTIAL DUTIES:
  • Complete routine, emergency, and preventative maintenance tasks across all housing facilities as assigned.
  • Use the Rent Manager software to complete and document work orders, inspections, and maintenance tasks accurately and on time.
  • Communicate directly with residents regarding maintenance needs, access coordination, and follow-up. Maintain professionalism and courtesy when performing work in occupied units.
  • Maintain clean and organized job sites and mechanical spaces during and after work is completed.
  • Perform a variety of hands-on residential maintenance tasks, including but not limited to:
  • Interior and exterior painting
  • Installing or repairing flooring (vinyl plank, tile, laminate, etc.)
  • Recaulking tubs, sinks, counters, and windows
  • Regrouting tiles and surfaces
  • Drywall patching and repair
  • Replacing fixtures (e.g., lights, faucets, switches)
  • Adjusting or replacing doors, windows, and hardware
  • Basic appliance maintenance and repairs, including diagnosing issues, replacing worn or damaged parts, and ensuring safe, functional operation of items such as stoves, refrigerators, dishwashers, and laundry units.
  • Clearing clogged drains with manual or power augers, fixing or replacing toilet parts (flappers, fill valves, wax rings), Replacing supply lines or shut-off valves under fixtures, unjamming dishwasher or washing machine drains.
  • Assist with regular property walkthroughs and inspections to identify maintenance needs and safety concerns.
  • Perform seasonal and preventative maintenance tasks including changing batteries in detectors, clearing drains, replacing HVAC filters, patching and painting, winterizing/de-winterizing units, inspecting weatherstripping, draining water heaters, and applying general knowledge of routine home maintenance systems and upkeep.
  • Assist with supply deliveries and moving materials to various properties, including cleaning equipment, bedding, kitchenware, vacuums, microwaves, mattress protectors, shower curtains, and furniture.
  • Perform seasonal property upkeep, including snow removal and lawn services as assigned.
  • Report supply needs, repair part shortages, or property damage to the supervisor in a timely manner.
  • Be available for schedule changes and additional hours as operational needs arise.
  • Work schedule is 8 hours/day, 5 days/week.

EDUCATION & EXPERIENCE REQUIREMENTS:

Education:
  • High School or GED [General Education Development - High School Equivalent]


Experience:
  • 3-5 years of broad property maintenance experience, including hands-on home repairs
  • Snow blower/ snow plow and zero-gravity lawn mower/weed eater preffered.


Qualifications and Skills:
  • Must be 18 years of age or older.
  • Must be self-motivated and work effectively with other work groups and departments.
  • Strong organizational and communication skills
  • Proficiency in residential maintenance skills: painting, drywall, flooring, tile work, carpentry
  • Experience using work order or facility management software a plus
  • Clean driving record.
  • Should have basic computer literacy.
  • Physical ability to lift 50 lbs, climb ladders, and work in confined spaces

  • The degree of strenuous activity within the job is considered to be high. Often lifting a weight of 50 pounds throughout the day is common.
  • Additional strenuous physical activity may include walking or hiking upon uneven, challenging terrain with heavy tools or equipment.
  • Exposure to: Chemicals required for cleaning, de-greasing, and painting Ultra Violet radiation from the sun enhanced through lack of atmospheric filtration at work altitude. Fumes produced in activities ranging from cleaning to painting to fabrication of metal products. Noise generated by snow blower and tools may require hearing protection to be worn.
  • Talking and hearing occur continuously in the process of communicating with guests, supervisors and other employees.
  • Vision occurs continuously with the most common visual functions being those of near vision and depth perception.
