POSITION SUMMARY:

The Maintenance Operations Specialist assumes a pivotal role in guiding and leading maintenance teams to elevate distressed properties to optimal conditions. Tasked with overseeing the physical transformation of properties, this individual plays a crucial role in establishing and implementing comprehensive maintenance plans. Collaborating closely with the Property Operations Specialist, the Maintenance Operations Specialist brings a proactive approach to day-to-day operations, ensuring efficient functionality, and addressing maintenance challenges promptly. Their focus on leadership, strategic planning, and hands-on execution contributes to the successful revitalization of each property.

ESSENTIAL FUNCTIONS:



  1. Assist in the completion of distressed unit turnovers.
  2. Maintain inventory levels and procure maintenance supplies with managerial approval.
  3. In the absence of critical site staff perform all essential functions and be on-call to address maintenance emergencies promptly.
  4. Obtain bids for maintenance work and services and create Purchase Orders for Lead Specialist's approval.
  5. Train maintenance staff as needed in preventive maintenance procedures.
  6. Identify and communicate additional areas of improvement outside scope of the project
  7. Complete all maintenance task identified in project scope (ie Service request and turns)
  8. Ensure compliance with safety procedures and emergency protocols.
  9. Manage and document tasks digitally using provided maintenance devices.
  10. Additional duties as assigned


QUALIFICATIONS (Knowledge, Skills, Abilities, Education, Training and Experience):

To perform this job successfully an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill and/or ability required. 1. Education and/or experience:
- Full-time maintenance experience, minimum of 3-5 years
- Special Boiler Operator License, when required.
- Required local certification ( ie boiler operator license, certified pool operator)
- High school diploma required, and/or CRMT (Certified Residential Maintenance Technician) preferred.
- Universal Freon Recovery Certification (EPA 608)
- Valid driver's license, ability to drive and insurance required.
- Ability to use hand and power tools.
- General knowledge of all building codes and laws applicable to the community (Freon recovery, electrical, plumbing, swimming pools, etc.).

2. Language Skills:
- Ability to communicate in English clearly with the others orally and in writing.
- Ability to effectively present information in one-on-one and group situations to customers, clients and other employees.

3. Computer Skills: Microsoft Office / Yardi preferred.

4. Reasoning Ability:
- Common sense and good judgment in day-to-day matters.
- Ability to troubleshoot quickly and produce performance-based results.
