Purpose of Position

The Construction Project Manager, Sr. role is part of the Corporate Real Estate Department and reports to the Director, Construction Services. The primary role is to provide turnkey construction oversight (cradle to operation) for FSI construction projects which could include ground-up construction, renovations, site closures, and simulator move projects for domestic & international locations. Responsibilities include providing initial project requirements, assembling bid process, internal cost estimates, contractor selection and contract review, coordinating preconstruction activities, overseeing construction process, and providing close out activities (punch list, record drawings, and operation and maintenance manuals/training),

Tasks and Responsibilities
  • For construction projects, develop scopes of work, high level estimates & schedules to assist with project feasibility. Once project is approved, work within the department to strategize on assembling design & construction team for the successful completion of the project within the established parameters
  • Provide construction project management duties for various alterations, renovations, ground up development projects, refreshes, relocations and workplace installations
  • Lead project meetings to ensure project is delivered on time and in accordance with scope. Meetings may include stakeholders from furniture, IT security, legal, or other consultants
  • Maintain project documentation, create, and update reports, organize and schedule regular meetings with project team to get accurate information to update cost status and construction schedules for all construction projects
  • Act as the point-of-contact for facilities and communicate project status to all participants/stakeholders in a timely manner
  • Work closely with procurement, contractors and vendor on proposal reviews and contracts. Meet regularly with procurement to ensure the prioritization and approval flow is synchronized with the delivery of the construction project
  • Provide escalation and notice when schedule is at risk
  • Maintain corporate design and construction standards including finish standard templates, furniture standards, room data sheets, IT standards and bid documents
  • Provide meeting minutes and meeting documentation after meetings
  • As needed, provide feasibility study for simulator fits using AutoCAD. Typical recommended modifications to include structure (walls, floors, mezzanine/ramp, ceiling) and MEPF. Provide scenario modeling with costs and schedules when multiple locations are being considered. Assist with the contractor selection process for modifications working closely with specific facility center managers
  • Maintain and coordinate assigned simulator moves and associated facility construction requirements.
  • Attend scheduled meetings as necessary
  • Provide project inspection and quality assurance including post occupancy and project evaluation
  • Assist in financial forecasting and macro-level estimating for construction projects for internal feasibility
  • Manage capital expense project budgets, contract negotiations and review of project invoices
  • Attend / participate in internal and external meetings with key stakeholders, vendors and consultants
  • Domestic and International travel as needed to complete work functions
  • Interact with Government authorities regarding permits, inspections and final close out documentation (certificate of occupancy), etc.
Minimum Education

Bachelor's degree in Engineering, Business, or Construction Management, preferred

Minimum Experience

5-10 years professional experience in Facilities or Construction Project Management

Knowledge, Skills, Abilities
  • PMP Certification, a plus
  • MS Project, MS Office Suite
  • Well-organized, efficient, good at multi-tasking and driven to succeed
  • Auto-CAD, Revit, Bluebeam, Smartsheet, and Microsoft Excel experience preferred
  • Excellent interpersonal and communication skills
  • Ability to read construction drawings and schematics
  • Good understanding of construction permitting, scheduling, and quality control from a process perspective
  • Ability to interact with various levels of management in a professional manner
  • Capable of problem solving, independent thinking and decision making. Able to work on multiple deadlines and be flexible
  • High regard for ethics
  • This position requires international travel (1 time/month for 1 week). Must be able to obtain appropriate documentation for international travel such as: a passport, employment pass, or work authorization visa
