The Senior Vice President, Investments West Region (SVP) will lead and manage the industrial acquisition activity in the West Region, which covers the major markets of Seattle, Northern CA, Los Angeles, Inland Empire and Orange County, with potential expansion markets into San Diego and Phoenix. The SVP and their team of investment officers and analysts have a strong presence in these markets and can identify and pursue the best industrial opportunities. The SVP also will oversee all aspects of investment transactions and will leverage their local market expertise to execute deals quickly and efficiently. CenterPoint acquires single buildings, portfolios, sale-leasebacks and leased buildings, redevelopments, land sites, and brownfield properties/sites. The SVP will report to the EVP, Head of West Region. They will partner with the Senior Vice President, Asset Management West Region to provide strategic guidance for the region as a whole. Specific Responsibilities: Investment Strategy
- Play a leading role in helping develop investment strategy through the respective region, including existing market and potential submarkets.
- Source, qualify and close acquisition opportunities within the West Region, with a heavy focus in Seattle, Northern CA, Los Angeles, Inland Empire and Orange County, with potential expansion markets into San Diego and Phoenix.
- Identify strategic disposition opportunities within the region and collaborate with other team members to lead the disposition process from broker selection to board presentation to closing.
- Ensure proper execution throughout the lifecycle of transactions including sourcing acquisitions, negotiating deal terms, conducting due diligence activity, financial underwriting, and market analysis for investment review.
- Assess potential acquisition opportunities for alignment with CenterPoint's investment strategy and qualify based on deal economics, probability of close and resource availability.
- Assist in sourcing development opportunities and collaborate with regional Senior Vice President, Asset Management and Vice President, Development to facilitate successful implementation as needed.
- Under the direction of the EVP, Head of West Region, partner with Leasing Officer and Leasing Manager on all leasing activities.
- Provide thoughtful, market-based underwriting and financing expertise to the investment teams, including market rent, expenses, and capital analysis.
- Negotiate LOIs and PSA contracts while managing all pursuit costs, including legal and due diligence budget.
- Coordinate with Risk Management and Asset Management teams to complete due diligence process on potential investments.
- Prepare and present transactions to the Executive Committee and/or Board of Trustees for approval.
- Ensure smooth transition of new acquisitions to Asset Management team assisting with near-term stabilization of immediate value-add investments and remain involved throughout hold period.
Management and Operations
- Serve as a leader on the West Coast regional team in market expertise and distribute intel, trends and opportunities to the investment, development, and asset management teams.
- Collaborate with and foster relationships among other members in the West Region to ensure regional goals are achieved.
- Lead weekly team meetings to set priorities, assign tasks, track progress and review process timeline checklists.
- Manage, train, and mentor a multi-person team focused on West Coast Region.
- Attract, retain, and reward best-in class talent to strengthen the overall organization.
- Proactively contribute to firm initiatives, such as technology implementation and ESG.
Market Relationships and Industry Leadership
- Maximize existing brokerage relationships and develop new strategic and tactical brokerage relationships to be effective in the sourcing of new acquisition opportunities on the West Coast.
- Increase the visibility and presence of CenterPoint in the real estate industry in the West Region through presentation opportunities, thought leadership, and media engagements to bring credibility, contacts, and business opportunities.
- Proactively establish and maintain various industry contacts and relationships through active involvement in real estate associations or organizations, leadership positions on boards or committees, and conference or other networking opportunities.
- Research, monitor, and benchmark operating partners, industry developments and trends, and competitors to stay competitive in the market and bring emerging trends and best practices to the team.
QUALIFICATIONS:
- Bachelor's degree in related field required; Master's degree preferred.
- 10-15 years of transactional industrial real estate experience.
- Excellent negotiation and presentation skills.
- Solid business acumen.
- Analytical and technical proficiency in all aspects of real estate investment transactions.
- Proficient with Microsoft Office products including Outlook, Word, Excel and PowerPoint.
- Flexible with respect to work schedule; able to travel weekly to target markets.
