The mission of the Colorado Coalition for the Homeless is to work collaboratively toward the prevention of homelessness and the creation of lasting solutions for homeless and at-risk families, children, and individuals throughout Colorado. The Coalition advocates for and provides a continuum of housing and a variety of services to improve the health, well-being, and stability of those it serves.
The Maintenance Manager works closely with the Regional Directors of Property Management and is directly responsible for the portfolio's property's maintenance and facilities operations to enhance the value of the community. Other responsibilities include maintaining property's equipment and machinery while supporting/developing strategic and result driven expectations of accountability with Regional Director of Property Management and Vice President of Property Management.
Essential Job Functions
- Oversees all property service personnel (janitorial, grounds, and maintenance) by managing hiring, training, scheduling, and performance.
- Directs maintenance operations, ensuring work order completion, preventive maintenance, and coordination of daily tasks.
- Provides oversight for property maintenance projects, including repairs, unit turnovers, and general upkeep.
- Manages inventory and purchasing to align with property needs and budgets.
- Collaborates with leadership to develop capital and operational maintenance plans and assessments.
- Oversees maintenance team scheduling, on-call coverage, after-hours support, and service coordination.
- Ensures property and equipment security, compliance, and efficiency while enforcing company policies and safety regulations.
- Supports compliance with CCH operational needs by managing property repairs, audit preparation, and maintenance priorities.
- Oversees vendor and contract management, including documentation and compliance requirements.
- Coordinates logistical needs such as supply distribution and maintenance-related purchases.
- Flexibility to work weekends, holidays, and after-hours as directed.
- Ability to travel between property locations for troubleshooting and training.
- Performs other duties as assigned to support the overall success of the property and organization.

- Familiarity with Equal Housing Opportunity laws, HUD REAC, Nspire, and other property inspection standards.
- Ability to develop, manage, and analyze operational and capital budgets to ensure financial efficiency and alignment with organizational goals.
- Must have a valid Colorado Driver's License and meet CCH automobile insurance eligibility.
- 3 - 5 years of experience in affordable housing required.
- Experience supervising, leading, and motivating teams.
- 3 - 5 years of experience with operational and capital budget planning and management.
- Strong knowledge of HUD REAC, Nspire, and other property inspections.
- Knowledge of local, state, and federal building codes, laws, and processes.
- Knowledge of mechanical systems such as boilers, appliances, water shut-offs.
- Knowledge of basic elevator functions, fire panel functions, HVAC, and Electric.
Preferred Qualifications
- HVAC, Plumbing, Carpentry, Electrical, Appliance Experience preferred.
- Certified Apartment Maintenance Technician preferred.
- Contract Negotiations, Local/State/Federal Laws and Regulations for zoning/permitting, Master Carpenter, Certified HVAC, Certified Plumber, Certified Electrician
$85,000 - $95,000 a year
