Maintenance Craftsperson - HVAC

The Town of Brookline's Building Department is seeking a Maintenance Craftsperson/HVAC to perform HVAC preventative maintenance, installation, repair work and other duties which may include, plumbing, electrical, HVAC or other technical skills required for maintaining and repairing town facilities.

Qualifications:

High school diploma; additional technical training in HVAC work; three to five years of experience of HVAC experience; or an equivalent combination of education and experience. Valid Driver's License, Class D

Salary Range: $35.60 - 39.30 hourly. Please apply asap. Position is open until filled.

Essential Duties and Responsibilities

The essential functions or duties listed below are illustrations of the various types of work performed. The omission of specific statements of duties does not exclude them from the position if the work is similar, related, or a logical assignment to the position.

General Maintenance Activities

Based on skills and training, and the needs of the department for specific trade specialties, a Maintenance Craftsperson performs a range of skilled and semi-skilled maintenance, repair and building construction related activities which may include, plumbing, electrical, HVAC or other technical skills.

Heating, ventilation and air conditioning (HVAC) Related Activities

Perform HVAC work in town buildings; maintain, service and install HVAC equipment along with associated automatic temperature controllers devices, facility management systems and components.

Perform testing and troubleshooting of all types and sizes of hvac equipment such as package chillers, package ac units, split multi stage ac units, ductless units, air handling units, boilers etc.

Perform testing and troubleshooting of all software related field controllers with use of laptop computer and other required software tools while maintaining software database backups.

Perform hvac preventive maintenance on all equipment such as air handling units, fan coil units, exhaust fans, condensing units, circulator pumps, air compressors, variable frequency drives, heating and chilled water systems etc. Maintenance shall include thorough inspections of all equipment, replacement and alignment of belts, shafts and pulleys, Lubrication or replacement of bearings, motors, pumps and seals. Replacement of air filters, cleaning of evaporator coils, condenser coils and evaporator drain pans and water treatment. Maintain records on work order software application of all above equipment such as equipment location, size, model, replacement parts, scheduled maintenance dates, recommended repairs etc.

Perform similar or related work as required, or as situation dictates.

Recommended Minimum Qualifications

Education and Experience

High school diploma; additional technical training in HVAC work; three to five years of experience of HVAC experience; or an equivalent combination of education and experience.

Knowledge, Ability and Skill

Knowledge of the principles of building maintenance, new construction techniques, HVAC, and other maintenance functions.

Knowledge of the principles of HVAC and plumbing, plumbing codes, tools, techniques, equipment, and procedures, including all safety procedures used to maintain plumbing and heating systems and pipefitting.

Ability to read plans and specifications, make repairs and address unique situations, lift heavy objects and perform strenuous labor, use power and hand tools and respond to emergencies to prevent damage.

Skill in using hand and power tools; troubleshooting and problem-solving skills.

Physical Requirements

Work is generally performed inside buildings; some work is performed outside in field conditions; strenuous physical effort is required. The employee is frequently required to use hands to operate equipment, walk, stand, sit, speak, hear, reach with hands and arms, crouch, crawl, stoop, and climb, and lift or move items weighing up to 60 pounds, including tools, staging, ladders, plywood and sheet rock, stock and materials, and motors. Vision requirements include the ability to read documents, plans, and specifications and operate tools and vehicles.
