Asset Management - Real Estate Development Asset Manager

Basic Function

Independently oversee and direct ownership-related activities on an assigned real estate portfolio of assets currently under development. Effectively represent the financial interests of Northwestern while preserving its prestige and reputation. Fully understand each investment from both a physical and investment structure perspective. Strong communication and negotiating skills are essential; the incumbent must recognize pivotal issues in each negotiation and understand the financial effects of each proposal. Consistently willing to accept new 'stretch' assignments.

Demonstrate strong leadership skills with partners, developers, architects, consultants, and internal team members. Proactively mentor newer members of the asset management team.

Demonstrate exceptional judgment and willingness to proactively enhance asset value and performance. Contribute ideas that may enhance portfolio performance and/or strategy, and demonstrate courage to diplomatically challenge the status quo (strategic and/or process).

Accountabilities

Independently oversee and coordinate the construction process for primarily apartment and industrial assets. Identify and resolve issues regarding the project design and/or materials with the partner/developer, ensuring the best short and long term outcomes for NM and the investment. Be involved in the discussion and final outcome of decisions solving unforeseen issues. The incumbent must coordinate with various disciplines to ensure the property is built on time, is of high quality, within budget, and in conformance with the plans and specifications.

Demonstrate the judgment to identify value-add opportunities, value engineering trade-offs, and conflict resolution during the development process.

Work closely with third-party consultants in making design and construction decisions.

Inspect the property on a regular basis and review construction draw requests to ensure that proper documentation is provided and that the project is proceeding as expected.

Work collaboratively to address shortfalls or concerns with schedule, quality, and/or budget issues with the project team (Owner/Architect/Contractor/NM Consultant and others).

Analyze and opine on potential changes and change orders during construction, work on the ultimate decision regarding the same.

Work with operations asset manager throughout the construction process for an ultimate seamless transfer to asset management at project completion.

Build trust and confidence with production and asset management leadership that client relationships will be carefully managed.

Independently oversee and coordinate a multi-year mixed-use land development. Analyze and determine best use alternatives, manage marketing efforts, and coordinate sales efforts. Work closely with the law department on parcel dispositions.

Willingness to take on a mentor role and work with a mentee to share skills, knowledge, and expertise. Take a personal interest in the mentoring relationship and invest in the success of the mentee. Demonstrate the ability to empower the mentee to develop their strengths and personal attributes. Willingness to not only provide guidance but also constructive feedback.

Qualifications

  • Education: Bachelor's degree in architecture, engineering, or a business-related field. MBA preferred but not required.
  • Experience: 5+ years of experience in real estate development or a related field.
  • Travel: Up to 25% required.
  • Location: Position is located in Milwaukee with expected attendance in the office a minimum of four days per week.

Compensation Range:

Northwestern Mutual pays on a geographic-specific salary structure and placement in the salary range for this position will be determined by a number of fac tors including the skills, education, training, credentials and experience of the candidate; the scope, complexity as well as the cost of labor in the market; and other conditions of employment. At Northwestern Mutual, it is not typical for an individual to be hired at or near the top of the range for their role and compensation decisions are dependent on the facts and circumstances of each case.
